Gold Coast City Council covers from Beenleigh in the north to the NSW border in the south, and west to Beaudesert.
Self-Assessable Development
Minor works that don't require council approval if they meet specific criteria. Includes small sheds, minor renovations, some fences and decks. You may still need a building certifier for construction approval.
Typical Fees
No DA fees, but building approval fees may apply ($500-$1,500)
Impact Assessable Development
Projects that don't meet code requirements or are in sensitive locations require impact assessment. Includes public notification period where neighbours can make submissions.

Typically $3,000 - $8,000+ depending on complexity
Code Assessable Development
Most residential extensions and new dwellings in standard residential zones are code assessable. The application is assessed against the relevant codes in the Gold Coast City Plan. No public notification required.
Typical Fees
Typically $1,500 - $4,000 depending on project value
